Terms and Conditions

Office Hours
Penny Realty is open from 8:30 AM to 5:30 PM Monday through Friday and 9 AM to 5 PM on Saturday. Reservations can be made 24 hours a day at www.missionbeach.com or by calling a vacation rental specialist during our business hours.

Check In/Check Out Times
Check in starts at 3 PM. Check out is at 10 AM and during the peak season the cleaners will likely be at the property and ready to start at that time. While we do our absolute best to make sure every vacation rental is available for check in on time, sometimes unexpected maintenance issues can delay your check in. If you are arriving after our normal business hours, please let your vacation rental agent know ahead of time so we can make alternate check in arrangements.

Check In Procedures
Please check in at our office at 4444 Mission Boulevard, San Diego, CA 92109. The vacationer who signed the contract will need to be present with picture identification and an active credit card to sign any remaining paperwork, process a credit card hold and complete the check in process before keys can be issued.

Check Out Procedures
Please return your keys and any other property items received at check in to our office at 4444 Mission Boulevard. If you leave before our office is open, you may leave the check in pouch you received in our drop box in the back of the building.

Rental Rates
Quoted rental rates include standard cleaning and are subject to change without notice. Only a completed contract locks in your rate. Reservations are also subject to additional fees for reservation processing (currently $60), limited accidental damage waiver protection (currently $50) and City of San Diego Hotel Tax (currently set at 11.05% of your booking total).

Payments
Penny Realty accepts payments by Visa and Mastercard. Checks are also accepted if they are presented sufficiently in advance of the reservation date.

Credit Card Hold
In order to protect properties, Penny Realty now takes a credit card hold authorization at the time of check in. Depending on the amount set for your specific property, this hold authorization can be up to $1,000 and will be used to cover any grossly negligent, reckless or intentional damage to the property. Unless it needs to be used, the hold authorization will expire automatically 72 hours after your departure date. All properties are inspected before and after every stay to ensure that Penny Realty knows during which stay they occurred.

Damages to Rental Property
In the event of accidental damage to the property, please report it immediately to a vacation rental agent. If it is determined that no intentional, reckless or grossly negligent conduct was involved, Penny Realty will cover damages as needed up to $1,500. Any amount that exceeds $1500 will be the responsibility of the vacationer. Damages must be reported immediately in order for Penny Realty to cover any accidental damages. Damages found after check out are not covered by Penny Realty and pet damage is always the responsibility of the vacationer.

Travel Insurance
Penny Realty is happy to offer trip cancellation and interruption insurance from Travel Guard at a cost equal to 7of the total booking. You must initial the travel insurance provision of the contract to either purchase or decline the coverage. Please ask a vacation rental agent for additional details.

Taxes
The City of San Diego charges a Hotel Tax (officially called Transient Occupancy Tax) for stays of less than 30 nights. This tax is currently set at 11.05%. Tax amounts are included as a separate line item on your contract and are not included in the rental rate.

Returned Checks
There will be charge of $20 for any returned checks. Returned checks must be replaced with a cashier’s check, money order or a credit card payment as soon as possible.

Last Minute Travel
All reservations made within 45 days of your arrival date will require the return of signed contracts and full payment no more than 72 hours from the time of booking.

Minimum Stay Requirements
Typically, minimum stays are 3 nights in the off season and 7 nights during our peak season of June through August. Sometimes, owners set different minimums for their property and that is reflected on our property information.

Cancellations
To cancel a reservation on a signed contract, please notify us as soon as possible to give us as much time as possible to re-rent your home. We will need written notification of cancellation signed by the vacationer that can be sent via mail, fax or e-mail.

If you are cancelling more than 60 days ahead of the reservation date, the reservation fee will be forfeit and there will be an additional $100 cancellation fee. If you cancel less than 60 days before your stay, any amounts due under the contract will be forfeit and only refunded to the extent the unit is successfully re-rented.

Occupancy Limits
Every property has a maximum occupancy limit for the number of overnight guests that is listed on our website and the rental contract. Any overnight Guests that create occupancy over the stated number for your unit will result in forfeiture of deposit and termination of rental agreement with no refund for unused days. Occupancy for daytime usage is limited to two (2) times the premises’ bed limit.

Special Events
If the Vacationer desires to exceed the daytime occupancy limit for a specific purpose (family gathering or holiday celebration), they must put such request in writing with total number of guests specified and receive written approval from Penny Realty.

Parking
Parking accommodations are listed on the website and the contract. Most beach properties in the San Diego area have smaller parking spaces, so if you’re planning to bring a large SUV be sure to talk to your vacation rental agent about that during the booking process.

Internet Access
Most but not all of our properties have wi-fi or internet access. If wi-fi or internet access is a must, please be sure to mention that to your vacation rental agent.

Telephone Service
There is generally at least one telephone in each vacation rental property and they do have long distance blocks.

Pets
Unless a property is designated as pet friendly, there are no pets allowed on the property at any time. The presence of unauthorized pets will result in forfeiture of deposit and termination of rental agreement with no refund for unused days. The Vacationer will be responsible for any cleaning and all damages caused by the presence of the pet.

Construction
Given the highly desirable nature of the San Diego beach communities there can often be renovation and construction activity. Penny Realty, Inc. cannot guarantee or warranty that there will not be local construction activity in the area of your vacation rental during your stay.
