Property Management for your Summer Home

Tuesday, September 13th, 2011

So you’ve been looking around your summer home and you’ve been thinking. You’ve been thinking about the costs of upkeep or the mortgage, the current rental prices, and how perhaps you could make some extra money off the place.

Renting out your summer home can be a great way to pay an existing mortgage, pick up some extra cash, or give yourself the financial freedom to travel. Whether you’re looking to migrate from your existing home for the summer or you have a home that sits vacant for the cooler months, leveraging a property manager can work wonders for your peace of mind and your pocketbook. A well-versed property manager who can expertly navigate the rental ropes can be worth their weight in gold for your rental endeavors.

Well-Researched Tenants

Tenant screening is one of the most important aspects of renting out your home. Removing a troublesome tenant or cleaning up the mess they leave can be a real headache, and potentially very expensive. Accurately screened tenants provide you the security of timely rental payments, better care of your home, a longer lease, and better interactions. Property managers know their way around the screening process and can spot the red flags that you may otherwise not have caught on to.

Legal Protection

A good property management company has a solid grasp on landlord-tenant laws and can keep you well-protected in the event of a legal encounter. A property management company will inspect your home to help make sure you’ve protected yourself appropriately. Your property manager will know the local laws and have a firm grasp on how to safeguard against legal battles.

Property managers can even help you with taxes and instruct you on the deductions you can claim. Property management fees themselves are often tax deductible.

Shorter Vacancies

Property managers can help prepare your property for rent, and point out potential problems with your home or improvements that can increase your home’s rental power. Property managers also know the going rate of the area during high and low seasons, and can market your home at a competitive rate.

Maintenance Management

The last thing you want to worry about when you’re away from your home is maintenance issues. Whether you’re out of town or out of the country, handling a maintenance call in the middle of the night can be a real headache and cost you an arm and a leg for immediate service. A local property management company knows exactly how to handle maintenance emergencies the quickest and cheapest way possible.

Peace of Mind

A property manager can do more than simply take a load off your wallet. They can also ease the stress of renting your home. You have the freedom to travel further away, worry less, make more profit, free up time, and rent to a safer pool of tenants.

Preparing Your Possessions

When getting ready to rent out your home and leave for the season, take a look around before handing it over into the unfamiliar hands of a tenant.

Clear out Your Personal Property

If you have a favorite knick knack, picture, or even a favorite frying pan, take it with you or stow it away in a closet when you vacate your home.

Strip out the extras and leave just the basics behind. You might love your style, but it may not fit everyone who will rent your home. Try to strip out some of the clutter and look at your home from the perspective of a young guy, an older couple, or a budding family. Try to find a way to make your home malleable to any lifestyle.

Include the Necessities

Make sure that while you’re bringing your home back to basics, you’re also leaving the necessities such as towels, pots and pans, dishcloths, flatware, and some toiletries. Also be sure to leave room for your guests to unpack their clothes and personal items. Don’t leave all your dresser drawers jam-packed with the clothes you’re not taking with you.

Whatever the circumstances, renting out your summer home can be a lucrative endeavor, given you have the right knowledge, experience, and time to make it worthwhile. Property management can give you the upper hand and help you get the most out of renting your property.

Avoiding Risk: Why you should use a professional property management company

Tuesday, August 16th, 2011

Whether you’re a rental property owner, or just looking for a great getaway for you and your family, you’ve probably seen the posts on Craigslist and thought about renting from a private owner, or renting out your property yourself.

For a tenant, choice of stay is an important part of the vacation experience and can ultimately affect whether the vacation is fun and worry-free, or full of stress and a waste of money.

For an owner, a rental home can be both a big investment and a big risk. The rewards of renting out your property can be overshadowed by the headaches of property damages, liability, cleaning, and scheduling.

Avoiding Risk as a Tenant

When planning your vacation, it’s important to make this time you’ve taken off to relax as stress and worry-free as possible. When making the choice between property management and a private owner, consider these questions to make an informed decision about whose hands you put your hard-earned time and money into.

  • Does the owner or manager have references?

Making sure that previous experiences are positive and validated can go a long way towards securing your safety and enjoyment.

  • Are you paying market rate?

Property managers use a market rate rental price and thoroughly research the area’s rates to ensure that they can reach the highest level of renters. Therefore, you know that the rate you are getting is standard and reasonable. Make sure you know what the rent is worth before you lay down your deposit.

  • Are you legally protected?

Paperwork is an important part of protecting your family from liability, safe standards, and rental returns if something should go wrong with the property. Make sure that what you’re signing protects you as well as the property owner, and is sufficiently detailed to safeguard you and your investment.

  • Will they help you get the most out of your vacation?

Property managers do their best to offer an enjoyable service to nurture repeat customers. They work with local contractors and vacation rentals to save you a good deal of money and time planning with free loaners for all your vacation needs. Baby strollers, bikes, and beach accessories available through a managed rental can make it a breeze to plan your vacation and get the right gear.

Avoiding Risk as a Rental Property Owner

If you’re considering renting out your property on your own, think through these questions to ensure you have the information and experience you need to get the most out of your property:

  • Do you have experience managing rental property yourself?

If this is your first time renting property, you may want to think about having an experienced hand at the wheel. Although your rental may run smoothly, knowing what to do if it doesn’t can save you time, money, and headaches.

  • Are you familiar with the landlord/tenant laws in your area?

Certain regulations are required of landlords, and legal action can be placed on those who are found in non-compliance.

  • Do you have contractors on hand that can give you a quick turnaround at a reasonable rate?

If your rental property springs a leak, having a plumber who can fix it quickly can save you a large amount of money and further damage to your property. Otherwise, you must be willing to drop everything to handle these issues yourself.

  • Do you know how much your rental property is worth?

Property managers know the fair market rent for the areas they cover. That ensures that your property is rented at a rate that will be inviting to tenants and produce high returns.

  • Do you know the process for handling a tenant that does not pay or that you must evict?

Having the proper paperwork and processes to handle these issues can keep your rental income from stalling and your property from damage.

  • Do you have the correct binding contracts for your tenants to sign?

It’s important to ensure that your property is handled in a professional matter, to make agreements secure against questionable happenstance or conflict.

Although it may sound tempting to take a lower rate from a private property owner, consider the peace-of-mind, professional paperwork, and extra perks that come with managed rental properties. Managing your property through a property management company can take the headache out of your investment and provide you with the best rates at the highest protection and assurance.

Take vacationing to a higher level and leave the details to the experts to give you safety in your investment and more time to enjoy the finer things in life.

Enjoy Your Spring Break with a San Diego Vacation Rental

Thursday, March 19th, 2009

Spring is here! Getting a group vacation rental in San Diego truly is a part of creating an unforgettable spring break. Right now, San Diego is warming up and offering a great chance to soak up the sun and enjoy the laid back SoCal hot spots and beach bars. Here are some suggestions for springbreakers wanting to make the most out of their break.

Belmont Park/Mission Beach
Belmont Park offers a classic laid back beach experience. Off the breezy sandy coast are a dozen rides, amusement park games, shops and oceanfront restaurants and an idyllic white wooden roller coaster (the park’s most distinctive attraction). San Diego’s historic beachfront amusement park, located beside Mission Beach, is a perfect noon escape. Causally enjoy amusement park rides and relaxe on the beach in the evening with a bon fire. Belmont Park is also the nation’s first amusement park to feature the FlowRider, a simulated wave attraction in the Wave House. If the outdoor tides aren’t you thing, there is also Plunge, built in 1925, is the largest indoor public swimming pool in Southern California.

Pacific Beach
Locally referred to as PB, it has been described as “an event in itself; ocean, boardwalk, parks.”
Pacific Beach is one of the main centers of nightlife in San Diego offering concerts, bars and beaches. Garnet Ave between Ingraham St and Mission Blvd is the main area where bars and restaurants are located. Check out the PB Bar and Grill, the Firehouse, Canes, The Tavern, Typhoon Saloon or Mondoggies. There are also a good selection of medium sized bars and a few smaller ‘locals’ places such as PB Pub and The Silver Fox. Pacific Beach’s sidewalks are filled younger, college-oriented crowds compared to downtown San Diego. Unlike downtown, dress codes are rarely enforced, if at all.

Gaslamp
The Down town Gaslamp Quarter does have a dress code but also a great selection of clubs. According to gaslamp.org, the area is home to more than 150 restaurants, coffeehouses and nightclubs and has nearly another hundred unique shops and galleries. If dress codes are too constricting for you, then you might want to opt for the Hilcrest district, filled with upscale restaurants, bars and night clubs.

Tijuana
If you are look for a more traditional/crazy spring break experience, TJ is a short distance from San Diego. Staying in San Diego is a great way to avoid lagging standards of hotels or food in foreign countries but still enjoy the wild parties that can only happen in Mexico.

Tijuana is the world’s most-visited border city. You can check the Department of State website for the latest information, but until things improve, we should caution visiting Tijuana alone. If you want to go, the best thing to do is take a guided tour.
